The whole point of an in-law suite is independence with proximity. Grandma is close enough to help with the grandkids and to be helped when she needs it, but she is not stepping over anyone to make her morning coffee. Every decision below serves that balance.
Give it a private entrance if you can
This is the feature that changes everything. A separate entrance, often through a walkout or a ground-level door on the side of the house, lets your family member come and go on their own schedule without walking through the main living space. It makes the suite feel like their home instead of a room in yours. In basements with a walkout or a window well large enough to convert, this is very doable. Even where a fully separate exterior door is not practical, a private stairway or a dedicated interior entry goes a long way.
Build in the essentials for daily living
A real suite needs the pieces that let someone actually live there: a comfortable bedroom, a full bathroom, a living or sitting area, and some kind of kitchen. For most in-law setups a kitchenette handles it, a sink, a fridge, a microwave, a small cooktop, and a bit of counter, so they can make coffee, breakfast, and a simple meal without coming upstairs. If your parent will truly live independently, a fuller kitchen may make sense, and we can talk through what your situation allows.
Storage they can call their own
People bring a lifetime of things with them. A good suite has real closet space and a spot for the belongings that make a place feel like home, not a hotel room. We plan that in so nobody is living out of boxes.
Plan for aging in place, even if it is not needed yet
This is the part families are grateful for later. If the suite is for an aging parent, we build in accessibility from the start, because it is far cheaper to do now than to retrofit. That means a step-free entry where possible, doorways wide enough for a walker or wheelchair, a curbless or low-threshold shower with room for a bench and grab bars, and blocking in the walls so grab bars can be added exactly where needed down the road. Lever handles instead of round knobs, good lighting, and non-slip flooring round it out. None of this has to look institutional. Done right, it just reads as a clean, modern suite that happens to be safe and easy to move around in.
Watch the stairs
If the suite is in the basement and mobility is a concern, the stairway matters. Good lighting, a sturdy handrail on both sides, and a comfortable rise make a real difference. A private ground-level entrance can sidestep the stairs entirely, which is worth exploring early in planning.
Keep the sound and the privacy right
Living close works best when you cannot hear each other all day. We insulate the ceiling and walls between the suite and the main house so the TV upstairs and the footsteps downstairs stay in their own zones. Solid-core doors and smart layout, keeping the suite bedroom away from the busiest part of the main floor, give everyone the quiet they need. Good sound separation is what keeps multi-generational living feeling like a blessing instead of a strain.
